The land, in the opinion of the Seller, offers a great opportunity for strong return on investment and a chance for a developer to have a project on an island that is achieving strong growth and economic opportunity. In addition to the information provided above, the Seller wishes to note some of the intangible values of the land:
  • Location on Island - The property is located on the far eastern side of the island, the furthest point on the island from the main town centers of Cruz Bay and Coral Bay. While these two town centers are still easily accessible (drives of about 30 and 10 minutes respectively), the eastern side of the island is one of the few areas where homeowners can live in an isolated and quiet area unimpeded by commercial activity, yet still be very close to the amenities and comforts that a town center provides.

  • Recent Growth of Coral Bay - About a 15 minute drive from the property is the town of Coral Bay, one of the fastest growing areas on St. John. Current planned developments include the refurbishment and extension of the Voyages building (next to the Cocolobo shopping center) for commercial and residential usage, the contracted purchase and development of a new subdivision less than one quarter mile from the downtown Coral Bay area, and the extension of a road connecting Coral Bay with the Bordeaux Mountain area of St. John. There are plans for a new marina in Coral Bay for which plans have been submitted and approved.

  • Association with Privateer Bay - Perhaps one of the most prominent features of the property is the land's association with Privateer Bay. This association with Privateer Bay allows owners of land to use the private beach access allocated exclusively to Privateer Bay Association members, and the right to rent/use the private beach villas located on the beach access land.
