This past year we have seen an upswing in land sales on St. John.
30 parcels of land have closed this year and 6 more are under contract, compared to last years total of 27. Â The last year we saw a higher number of sales was in 2006, with a total of 33 (we may surpass it).
The highest priced sale this year was waterfront at Maho Bay which sold at $2,020,000 for 2.27 acres, Â with the lowest sale at $55,000 for a .29 acre lot in Estate Pastory.
The longest ‘Days on Market’ sale was 2,182 days and the shortest is a ‘pending’ sale which was on the market for 30 days, it was the lowest priced property in it’s competitive class.
There are currently 263 Â vacant land parcels on the market. Â The ‘buyer’s market’ continues on St. John, price being a large motivating factor for the buyers.
