 
A great deal for the savvy buyer right now is EbbTide, a waterfront, masonry home on Chocolate Hole Bay. It was listed in Jan. 2007 for $2.75M and was reduce for a quick sale in April to $1.95. It was contracted right away at the new price but the sale fell through so the house is back on the market.  Even if it is not your dream house the lot alone is worth well over $1M, in my opinion. The very up-scale Pond Bay Club resort is under construction at the head of the bay and when that is done property values in the area could be even higher.
