To set the record straight for others who did not email or call me, the statistics were from the list price at the time the property went under contract and not the sold price. For 2010 there are currently 20 sold homes and 5 homes are pending (so no sold price yet). The SOLD price breakdown is as follows:
14 homes sold/pending under $1,050,000, 9 homes sold/pending $1.1 to 2.1 million, 1 home sold for $2,650,000 and the highest sale for 2010 is Casa Del Sol (above photo) originally listed for $5,250,000 in May 2009 and closed May 20, 2010 for $3million (*originally listed including additional land that did not all sell with villa).
